Choosing a Neighborhood

Part of the process of finding the right house for a prospective homeowner, is finding the perfect neighborhood in which to live. There are many factors to be taken into consideration when choosing a neighborhood. One of the first questions to be answered is whether or not there are children living in the home, or the possibility of children in the future. Neighborhoods that are located within good school districts are preferable, of course, to couples with children. The proximity to parks and playgrounds are also important, as are day care centers and shopping area. Schools can be researched online, and websites such as The National Center For Education Statistics, can give parents information such as student/teacher ratios and the number of students enrolled in the school. If possible, it is always a good idea to take a tour of a school that is located in a neighborhood a prospective homeowner is considering, to see first hand how the school is maintained, and to observe some classes and speak with students and teachers. The method of transportation for getting students to and from school is something to consider as well.

Several trips should be made to neighborhoods that the homeowners are contemplating. Walking tours of the neighborhood should be made, as well as driving through it, looking at the condition of the other houses, vandalism or graffiti. Crime statistics for a particular neighborhood can be found online or by contacting the local police department. Take note of any abandoned buildings or vacant lots which could be sold and affect the property values or the neighborhood environment.

Traffic in the neighborhood should also be observed, as well as the noise levels. A real estate professional will be able to work with the prospective buyer, and give information about the current value of other homes in the neighborhood. It should be noted whether the value of homes have increased or decreased in recent years.

The local Chamber of Commerce should be able to help with information about any future developments that may be in store for the neighborhood, which could possibly increase traffic or property taxes. Average property taxes in the neighborhood should also be researched, and how much they have increased in the past few years.
